What does my monthly report include?

Monthly reporting to our clients provides them with important information they need to know about their investment. To ensure our client know how their investment is performing we include the Executive Summary, Rent Roll, Tenant Ledger, Income Statement, Balance Sheet, and General Ledger.

How do I receive distributions?

Monthly check distributions are given with the financial reports by the 15th of every month. Should you elect to receive ACH deposits (direct deposit) funds will be electronically deposited to your bank account of choice by the 10th of every month.

What is the procedure for repairs?

Service request received or noted during an inspection are dispatched to our in-house facilities technician for repair. Should the repair require a specialized contractor, the facilities technician will forward the request to a BPS preferred vendor for quotes to be reviewed and discussed with the property manager and owner to determine the best action to take.

How do you select vendors?

To be selected as a preferred vendor for Bentley Property Services, LLC, each vendor must provide proof of licensure and bonding as required by the state. We also require proof of sufficient general liability, workman’s compensation, and automobile liability insurance. References are also requested to establish experience.

How often will you visit my property?

Site inspections are performed monthly to ensure the property is operating efficiently. Tenants are visited periodically during inspections to make sure their needs are being met. A complete detailed physical inspection is performed annually where all aspects of the property are examined.
